Referencing Options
Each applicant has an option to provide referencing material directly to our Rental Manager or can pay a fee and we will use our referencing partner Homelet who will obtain this information for you.
1. Applicant to complete
Each applicant will need to provide the following documents:
- Credit check – completed within the last few days
- Written employer reference on headed paper completed by a manager
- Three months payslips
- Written landlords’ reference (if applicable)
2. Homelet to complete
John Minnis Rentals offer to complete the reference checks on your behalf through our referencing partner Homelet at a cost of £45 per application.
Income to rent ratio
To meet the minimum income requirements for the property you must be earning 2 ½ times the annual rent– e.g. if the rent is £600 per month you need to earn over £18,000 to apply for the property.
If you earn less a guarantor may be required.
A guarantor, must be earning 3 times the annual rent to qualify – e.g. if the rent is £600 pcm the guarantor needs to earn over £21,600 to qualify.
If you are unemployed and in receipt of housing benefit you must have a guarantor and the guarantor must be in full time employment.
Rent
Rent is quoted per calendar month and is payable in advance by standing order.
Deposit
Once the application has been accepted a move in date will be agreed. To secure the tenancy we would ask you to pay a holding deposit, then once the tenancy starts this deposit will become the tenancy deposit and will be paid to TDS Northern Ireland.
Completed application forms are to be returned to the Rentals Manager at the relevant office.
