Once both parties agree on a price, it's full steam ahead. Appoint a solicitor and a surveyor with a view to the transaction taking up to 8-12 weeks.

Stamp of Approval
In 2022 the threshold for stamp duty changed so buying a home is more affordable.
- 0% on the first £250,000
- 5% on £250,001-£925,000
- 10% on £925,001-£1,500,000
- 12% on anything above £1.5 million
First Time Buyers can claim relief if all parties are in the same position, paying:
- 0% up to £425,000
- 5% from £425,001 - £625,000
- No discount on properties over £625,000
Second Home Stamp Duty
For second homes, a 3% charge is applied on top of the standard rate for properties over £40,000. Caravans, mobile homes and houseboats are exempt.
