Northgate are part of Countrywide Surveyors, they are renowned and well established within this industry and up to now have been energy assessing residential properties in England where this legislation came in some time ago.

To explain about what an EPC is, what it means to you, what is required – and when:

What is an EPC?

An EPC provides important information on the existing status and importantly how to improve the energy efficiency of your property, to reduce carbon emissions and also reduce heating and energy costs.  In many cases, dependent on the age of your property, insulation grants may be available to help achieve these savings and environmental improvements and, in turn, reduce the running costs of your property.

Why do I need an EPC?

From 30th June 2008 all properties on the market for sale will require an EPC.  It is the legal responsibility of the vendor, you, to make sure the EPC is produced for your property. Legislation states that the EPC shall be made available for prospective buyers when they ask for the property particulars and/or a viewing of the property. Within your sales brochure we include your Energy Performance Certificate graph or individual energy reference number, website advertising must also include these details.
In addition to this, the conveyancing process will not be completed by your solicitor unless the EPC is made available for the property. If your property is now agreed for sale and has a completion date after the 30th June 2008 you too will require an EPC before your property can complete.

What does an EPC look like?

As you can see, this is very similar to the graphs commonly found on domestic appliances (washing machines, fridges etc) and explains both the current EPC rating and the potential EPC rating, should the recommended improvements be made to the property.

How do I obtain an EPC?

Although no legal obligation falls upon the John Minnis Estate Agents, we are here to help you with this process. We can order your EPC directly from Northgate simply call either of our branch offices and we will have a representative from Northgate contact you immediately.
 
Once the order is placed you will be contacted by one of their surveyors to arrange an appointment to undertake the EPC survey.
 

How much will an EPC cost me?

The total cost for the EPC is £141.00 (including VAT). That’s £120.00 (plus VAT)
